Pre-construction is where you’re in control – the choices you make at this stage will affect your timeframe. Known as the ‘paperwork’ stage, which doesn’t sound fun, but it’s where all the fun decisions are made. Once you know how much you have to spend, and financial approval, you’ll be thinking about how big a home you need, what style of home you’d like, and everything in between.
If you know what you want, the design process can be made quick and easy, although if you need more help, that’s fine too. We’re here to offer our expert opinion, so you can build the home of your dreams. During the decision process, we encourage our customers to visit our display homes and take a look at our home designs to get a better idea of what’s out there before they come to us.
Other elements that will need to be covered in this stage is your initial deposit, getting the site surveyed, an engineer’s report and finalising plans. Once these have been ticked off, you’re ready for settlement. Next comes pre-start – at Commodore Homes we offer a clever Online Client Portal, it is also here that you’ll make all your interiors selections. Approvals from both the developer and council are also a necessity prior to construction and take a varied time for response – for an accurate timeline, it is a good idea to contact the local council.

1. Slab Down
Once your new home is all measured out, we can begin pouring the footings and preparing the foundations. This is when the reality of the build usually kicks in – you can actually see where your new home will sit and get an idea for size! The foundations are key and take a few weeks to complete before brickwork can then begin.
Your walls will begin to rise! The construction of external and internal walls will take place, as well as the basic framework of your home.

3. Roof Cover
Your roof is ready for installation – now we’re protected from the elements…
At this time you’ll start to see what looks like a real house! We’ll install doors and fit your windows. Not forgetting the mechanical elements, plumbing, and wiring of your new home. Plasterboard to internal walls is erected, porch, and patio ceilings completed… we’ll be able to lock your new home!
Next is the internal fit out, including your kitchen, bathrooms, taps, and tiles. Plus, any agreed fixtures and fittings, like the installation of cabinetry, skirting, and more.
Before you move in, the site will be cleared and ready for the final inspection. You’ll do a walk-through and check your home, anything that needs tweaking will be adjusted and then you’re ready to move in!
